Villa LR4020

This 440 square meter Villa, located directly on Lake Constance, is composed of two separate units divided into 5 floors. It is set on a 2000 square meter lush lawn ending with a 30 meter long private beach. The villa was built in 1969 and has been in our family since 1975 when it was modified and expanded toward the lake. I occupy the upper apartment with my family, which was completely renovated in 2013, together with the roof and the façade of the villa. The ground floor, on the other hand, is still original and vacant.
Arriving from the street one enters a large courtyard in which the villa is surrounded by 3 magnificent trees, each of them older than 100 years. Connected to the villa is a 2 car garage in addition to a wooden shed used to store our bicycles. All my kids learned to ride a bike in this courtyard and now they use it to play tennis and basketball with their friends.
The ground floor apartment consists of 2 floors of which the lower level is primarily used as a playroom. Here we have set up a huge “hall of mirrors” where children play or adults use it as a fitness room. Next to this room is a large bathroom with a shower and washing machine.
The ground floor apartment has a separate entrance which is accessible from the courtyard. Near the entrance is a small guest bathroom. On the left, at the end of the corridor, are 2 bedrooms and a renovated full bathroom with a bathtub. One bedroom contains a double bed and the larger room featuring a double bed and a pullout sofa. On the other side of the corridor is a renovated eat- in kitchen which leads to the manicured backyard. This is very convenient for parties or grill evenings outside.
Through an arched glass door one reaches the first level of the living room from which a view of the complete magnificent backyard and the lake is visible. This room contains a bookcase, a fireplace, and a round wooden table for 8-10 people. Between the kitchen and the dining area is a wooden panel which can be opened from both sides to transfer dishes, glasses, bottles of water, wine etc. An additional 2 steps lead to the second level of the living room containing a large sofa, a piano, and a TV and bar corner. On this level is the master bedroom with its own bathroom and another bedroom used as a gym for my 2 sons.
20 meters into the backyard is an elegant shed built in the same style as the villa. This elegant structure is currently used to store garden tools, canoes, SUP boards, windsurfers, etc. But once emptied it looks like a mountain chalet, complete with electricity, its own WC and with a magnificent view of the lake.
This 2000 square meter lawn brings one directly into paradise.
Also on the lawn one can play volleyball, beach tennis, or badminton if one likes, but this equipment can be easily dismantled if necessary. When I was young I used to play football with my friends there, although I often had to go to my neighbors to get the ball back. Two parallel bars have been mounted between the walnut tree and the century old beech tree. I have 4 daughters and everyone is a gymnast enthusiast! Further down the lawn is also a XXL trampoline with a pirate tower and a slide! On the lake are 2 terraces: a small one with a very old round table fixed in reinforced cement and a larger one which contains a table for at least 10 people. From here in the evening one can enjoy the sunset from May to October and one can build a bonfire if the wind comes from the land.
On my property there is also a landing for a 6 meter long inflatable boat able to hold up to 10 people. It is equipped with a 100 horsepower engine. There is also a small sailing boat. Both can be used by those who have a suitable license. I can help using them if requested.
In the 80’s two movies were filmed for German television on this property, and although I was young, I still remember that the producer had a pier built. In the film the owner of the house, a politician, was injured on the pier by a man with a firearm during the political election at that time. It was only to get more attention from the press!
